I recently gave this answer on the This Old House discussion forum when someone asked for home selling tips. We all know the seller side of the real estate market is soft right now and there are many people wondering why their property hasn’t sold when some other properties have. I find an easy answer to this. The homes that are selling are winning!
We all know what a competition is. We grew up either playing games, sports or more creative endeavors and for the most part, the end goal is to always win. That basic goal is not that much different when you are trying to sell a property today. If you are selling your home you are in competition with everyone else who is selling a home. More accurately put, homes that are similar to your home in size, price, location and condition.

In todays market you need to beat your competition in order to achieve your goal which is to get an acceptable offer and sell your home. You may have to lower your price to make your home more attractive or repaint if it has been more than 5 years since it was painted. Freshly painted interiors help tremendously. Hiring a professional stager is a great option. I recently noticed a home that was on the market in the $650k range and the seller was excluding the refrigerator, washer and dryer. Personally, in this market, I think that may put a buyer off. Which is the last thing you want to do.
There are a number of things to make your home stand out above the competition. Ask your real estate agent, “How can I win?”
